Capstone are proud to be partnering with an industry leading Fund Manager who possess a portfolio of premium grade industrial assets nationally. An opportunity has presented itself for a Property Manager to join their team and work closely with a highly experienced Asset Manager across an industrial portfolio spread across South Australia & Victoria.
Your new role
You will be responsible for maximising revenue, controlling expenses, long-term capital growth and overall management of a SA & Vic based portfolio spread across 30 tenants, made up of large stand-alone warehouses/distribution centres and industrial estates. While working closely with the Asset Manager, you're role will encompass the following responsibilities:
- Develop and implement leasing strategy for the portfolio
- Management of investment performance, property budgets, insurance requirements, tenancy fit outs, in line with tenancy agreements, rentals and outgoings.
- Ensure the long term investment viability of assets
- Oversee and manage special projects on time and within budget
- Build strong lasting relationships with all stakeholders
- Assist the Development division in review of Heads of Agreement and Leases
What you'll need to succeed
To be successful in this role you will need to demonstrate the following:
- 2-5 years relevant experience in agency or client-side
- Extensive understanding of Commercial Real Estate (industrial preferred)
- Experience in Commercial Negotiations (Leasing)
- Project Management experience in dealing with CAPEX works or Tenant Fitouts
- Setting, managing and reporting budgets
- Strong financial acumen
- Ability to think critically and work autonomously
- Ability to travel to Victoria approximately once per month
